Taking possession of your newly bought home is an exciting time for you. But, it is also the time when you should be careful. This will help you stay off any problems in future.

Here are the 10 necessary checks you should do before you are ready to take charge:

The papers

Property papers are the most important of it all. Make sure that you have received the original and photocopies of all the essential documents from the developer/owner before taking the keys. Verify all these documents and ensure that they are duly signed. Some of these legal documents include share certificate, sale deed, society documents, sanction plans, encumbrance certificate, etc. Also ensure that you get the property registered in your name with the local authority, with the seller documenting that the property is being transferred to you.

Amenities

While selling homes, you builders may have promised a plethora of amenities. It is important to check whether the amenities they promised are provided.

Flowing well

Clogged drains and seepages may totally mar the joy of being in a new home. So, you must check that all drainage outlets in balconies, bathrooms, kitchen, etc, are working property. Also see if there are any leakages in your bathroom or kitchen.

The fittings

It is imperative to check that various fittings such as electrical switchboard, door knobs, bathroom fittings, etc, are working property. Also pay attention to the tiling to check for cracks, holes, etc.

The walls

Before moving into a new house and taking possession, it is important to check the walls for cracks, damp patches, leakage, peeling paint, chipped walls, uniformity of the paint or any other damages.

The plug-points

To ensure your new home is well-lit, check that all the sockets, plugs and bulb holders are connected to the main supply and all the switches and plug points are working. Also, see that if the main switch is turned off, the supply automatically shifts to the power back-up system or not. Check if the extra electrical sockets/switches you had asked for are provided.

The doors and windows

Ensure that all the doors and windows are at designated places and their quality as per the plan. Make sure that both doors and windows are opening and closing smoothly as well as having proper latching in them.

The safety features

It is important to ensure your home is built according to the safety standards as laid down by authorities. Also see if all safety setups such as the smoke detector and the emergency exit are working properly.  Don't forget to check all the locks and keys of the apartment.

The air conditioning

Proper ducting for split air condition should be done according to the specification of your room. For example, if the room is big and the register is at one corner, it may not be good for you. Also, inquire about the water outlet of the AC because a bad ducting can cause seepage in your walls.

The digital connection

If you have invested in a home that has digital features such as lighting control, security cameras, and temperature control, do check all the equipment to make sure they are in a perfect working condition.
